In this role you will be responsible for maximising the profitability of the Centre of Excellence (COE) Retail by providing Centre of Excellence support to all markets and Real Estate professionals employed across the Group and securing Real Estate in alignment with the Group’s store growth targets (multiple brands) globally. You will further be accountable for providing guidance and strategic insight on potential site identification, assessing viability, lease negotiations as well as ensuring that financial hurdles are met in the overall development of Group retail locations. Finally, this function will also manage the Integrated Distribution Roadmap between Wholesale and Retail to ensure optimisation of store structure (Own Retail and Franchise) within same locations. Key Responsibilities: Directly manage Centre of Excellence Retail Real Estate professionals. These people manage the Integrated Distribution Roadmap team and process, which acts as support to all Managing Directors (MDs) and their markets as they build their distribution plans for the future. Develop Group guidelines and criteria to support site selection, deal-making and the management of landlord relations. Using the guidelines and via his/her professional expertise act as a “coach” to all other Group Retail Real Estate professionals. Sign off all Business Process Management (BPMs) with Centre of Excellence Finance via a formalized process to ensure a disciplined approach to Retail Real Estate. Lead the development of a Lease Administration Tool, ultimately gaining global visibility to our Group exposure and opportunities. Serve as the internal Group expert for Retail Real Estate opportunities. Present the Group’s retail concepts to prospective landlords (ICSC, regional ICSC). Manage external Real Estate resources in locating and evaluating potential sites. Evaluate existing store portfolio to actively drive rent reductions, recommend lease renewals and terminations and negotiate renewals and extensions where appropriate. Qualifications: Bachelor’s degree (B.A.), with an emphasis in Real Estate or finance / MBA preferred 10 years experience in retail specific Real Estate site selection, preferably with a major retailer, including extensive international exposure. Minimum of 5 years experience in managing/negotiating external consultants and contractors. Intermediate to advanced MS Office skills. Fluent in English and additional language is an advantage. |
