Role Responsibilities: - Actively developing a strategic Real Estate Roadmap for WE in close liaison with the MD and Global Head of Real Estate as well as identifying potential sites, assessing their viability, lease negotiations surrounding sites as well as ensuring that financial hurdles are met in the overall development of retail locations. To contribute to the development of the Regional Retail strategy To develop a five year strategic Real Estate Roadmap for Western Europe To create and manage metrics and criteria for site selection decisions making (research analytics, financial proformas, revenue prediction models) and to negotiate letters of intent and key lease deal points to the brands’ advantage To Identify and evaluate all real estate opportunities through site visits, site selection metrics and criteria, demographic analysis and research to insure the best locations for the brand are secured. To evaluate existing store portfolio to actively drive rent reductions, recommend lease renewals and terminations and negotiate renewals and extensions where appropriate To coordinate collaboration with architects, regional sourcing, legal partners, brokers, vendors, and general contractors To maximize relationships with developers and landlords in real estate community To serve as the internal brand expert for retail real estate opportunities and present the brands’ retail concepts to prospective landlords To manage the capital approval processes To account for the real estate organization performance and cost base by Concept across WE Essential experience:- 8 years experience in real estate site selection, preferably with major retailer Minimum of 4 years experience managing/negotiating external consultants and contractors Strong relationships within retail real estate industry A thorough understanding of the WE retail marketplace and its various channels – mall, high street, outlet Exposure: apparel/fashion/shoes; demographic analysis Package is negotiable. |
